Product Description
The Wren – A 400 Sq Ft Modern ADU With Two Covered Porches
The Wren is a one-bedroom, one-bathroom ADU plan with 400 square feet of living space under a single sloping shed roof. Covered porches on the front and back add 190 square feet of outdoor living. It suits a backyard rental, guest house, home office or a home for family nearby.
Why the Wren works
The 3:12 shed roof creates a vaulted ceiling inside the living space, so the rooms feel taller than the footprint suggests. Tall, narrow side windows bring in daylight while keeping privacy from neighbors. The deep front porch shades a wide sliding glass door that opens the great room to the yard. A second covered porch at the rear gives a sheltered back entry.
Floor plan at a glance
The bedroom and bathroom sit along one side, with an open kitchen and great room along the other. The bedroom is 9'-6" × 10'-0", the bathroom 9'-6" × 6'-6", the kitchen 9'-4" × 9'-0" and the great room 9'-4" × 10'-0". The bedroom has a code-compliant egress window. A ductless mini-split heats and cools the unit, with a whole-house ventilation system above a dropped soffit. A dryer vent is provided for laundry.
