The Briar – 2-Bedroom ADU Plan

A modern 918-square-foot, two-bedroom ADU plan featuring single-level living, an open-concept kitchen, dining and living area, flexible second bedroom or home office, kitchen island, and two covered porches—all within an efficient 25.5-foot-wide footprint.

The Briar ADU Plan is an efficient 918-square-foot, two-bedroom, one-bath accessory dwelling unit designed for backyard lots, infill development, rental housing, and compact primary residences.

The heart of the home is a spacious open-concept kitchen, dining, and living area that runs along one side of the plan. A generous kitchen island provides seating, prep space, and additional storage while maintaining an easy connection between the kitchen and living areas.

The primary bedroom includes a large closet, while the second bedroom can also function as a home office, guest room, or flex space. A centrally located full bathroom and dedicated utility area keep the floor plan compact and efficient.

Covered porches at both the front and side entries extend the living experience outdoors and give the home multiple connections to the surrounding site. The exterior combines board-and-batten siding, standing-seam metal roofing, simple gable forms, and covered entries for a contemporary farmhouse character that fits comfortably into established neighborhoods.

This unit is well suited for homeowners looking for a two-bedroom backyard ADU, guest house, rental unit, downsizing home, or small infill house plan.
