The Overlook Duplex Plan | 4 Bedroom • 2 Bath

The Overlook Duplex is a three-story, two-unit house plan designed for narrow lots, urban infill, middle housing, and small-scale rental development. Measuring approximately 35'-6" wide by 40'-0" deep, the plan combines two efficiently arranged residences within a compact footprint while giving each unit a private entrance and attached garage.

Each residence includes 2 bedrooms, 2.5 bathrooms, a private office, mudroom, laundry, and an attached garage. The ground floor provides a flexible office or work-from-home space near the entry, with direct access to the garage and mudroom. The main living level features an open-concept kitchen, dining room, and living room along with a convenient powder bath. The upper floor contains two bedrooms, two bathrooms, laundry, linen storage, and generous closets.

The exterior uses a clean modern farmhouse / contemporary gabled design with vertical siding, simple roof forms, large windows, and individual covered entries. The symmetrical architecture gives the duplex the appearance of two distinct homes while maintaining an efficient shared-wall configuration.

The Overlook is particularly well suited for narrow urban lots, duplex developments, middle-housing projects, rental properties, multigenerational living, and owner-occupied investments where one unit can be occupied and the second rented.

  • Energy Compliance Notes — General energy-efficiency requirements and construction notes intended to assist with compliance in many U.S. jurisdictions. Project-specific energy calculations or local compliance documentation may still be required.
  • Life-Safety and Code Information — Typical residential code information addressing items such as egress, safety glazing, smoke alarms, carbon monoxide alarms, guards, handrails, and other common code requirements where applicable.
  • Door and Window Information — Sizes, types, locations, and related information necessary for coordination and construction, where included in the plan design.
  • Drawing Organization — Drawings are professionally organized into a coordinated architectural and structural plan set suitable as the basis for local permit submission. Information will need to be added to meet local compliance.
