Product Description

The Sellwood Duplex Plan — 3 Bedroom Side-by-Side Duplex House Plan

The Sellwood Duplex Plan is a two-story, side-by-side duplex designed for urban infill, middle housing, rental development, and multigenerational living. Each residence includes 3 bedrooms, 2.5 bathrooms, an attached garage, a private entry, and a rear patio, providing the space and functionality of a single-family home within a compact two-unit building.

The main level of each unit features an open kitchen, dining, and great room layout, along with a convenient powder room and direct access to the attached garage and rear patio. Upstairs, each residence includes three bedrooms, two full bathrooms, and a dedicated laundry area, creating a clear separation between shared living spaces and private rooms.

The exterior combines contemporary farmhouse architecture with paired gable forms, board-and-batten siding, simple trim, and individually expressed entrances. The design gives each residence its own identity while maintaining a cohesive duplex appearance.

The construction documents identify a slab-on-grade foundation, wood-frame construction, pre-engineered roof trusses, and attached garages.

All Infill Plans products are digital downloads. Because our plan sets, CAD files, and related documents contain intellectual property that cannot be physically returned once delivered, all sales are final.

Once a digital file has been purchased, accessed, downloaded, or delivered, we are unable to offer returns, exchanges, or refunds. By completing your purchase, you acknowledge that you are receiving digital intellectual property and that the product cannot be “returned” in the same way as a physical item.

We encourage all customers to carefully review the plan description, square footage, included drawings, licensing terms, and product options before purchasing. If you have questions about whether a plan is appropriate for your project, property, or jurisdiction, please contact us before placing your order.

If there is a technical issue with your download, such as a missing file, corrupted file, or incorrect file delivery, we will make reasonable efforts to correct the issue and provide the proper digital files.

Purchase of a plan does not guarantee permit approval. All plans must be reviewed by the local authority having jurisdiction and may require site-specific modifications, engineering, energy code compliance documentation, or review by a licensed professional in the project jurisdiction.
